PULTE’s CONCERN FOR ITS RESIDENTS, NOT
What a horrific week our Nation has experienced. There are so many first responders who deserve our heart – felt gratitude and especially prayers for those who lost husbands, wives, moms, dads, sons, daughters, brothers and sisters as well as all those on the long road of recovery from their injuries. We all mourn for the fallen because of the tragic act of violence and cowardliness portrayed on Sunday evening week past. We praise the Mesquite Police Department (MPD) for their outstanding efforts and assistance during their investigations in Sun City and in the city of Mesquite stemming from follow – up leads and their professionalism in outstanding police work.
However, as always, with all the professionalism and the hard work of so many, there always seems to be one dark cloud that manages to raise its ugly head in the midst of tragedy.
I, a resident of Sun City Mesquite (SCM), for nine years, experienced such on the afternoon of Monday October 2, 2017. I was contacted by our Resident Manager of SCM since I, one of several, who heads up Block Captains’ security groups in SCM developments. It was stated that once the MPD cleared the area of concern in the particular neighborhood, it would be necessary for someone to “man” this area so there would not be an overflow of onlookers, thrill seekers or just curious individuals attempting to visit that neighborhood’s cul-de-sac in question and become a nuisance to the other residents in close proximity there to.
I was contacted to give my input into this suggestion to which I advised those of SCM, in authority, that I felt it would not be in the best interest of SCM nor was this a Neighborhood Watch Program area of responsibility because of safety issues, to direct its residents to provide security, overnight. My suggestion was to allow the MPD or the Mesquite Citizens Volunteer Police (MCVP) to handle any security issues that may arise. After additional suggestions and troubleshooting measures were discussed, the SCM Manager agreed, wholeheartedly, with my suggestions and concerns.
After I met with the on – site MPD Commander in charge at the location of concern, it was determined that the MPD was clearing the location by 6:00pm and that the MCVP who had been on site for twelve plus hours would not be returning. Further, after my telephone calls to MPD dispatch and the volunteer Commander of the MCVP I was advised that SCM would have to provide its own security detail, if one was deemed necessary, mainly because the area in question was private property, not a public area of the City of Mesquite.
I was advised by these above individuals, MPD and MCVP that it had been suggested, much earlier in the day, to SCM, that they should contact a private security company or contact any of the security staffs who “man” the various casinos in Mesquite to obtain a security detail to handle any of SCM’s concerns. I was told that this was not done.
I was further advised by MPD that their officers, for after hour security requests, would cost SCM $80.00 per hour, per officer.
I was also advised that any security company, even local and not from Las Vegas would charge their hourly rate for providing security. From these comments made to me, I felt that Pulte just did not want to pay for an experienced security force to do a professional job, but would have rather had their SCM residents, instead, possibly put their lives in danger.
Further, I was advised and it was determined that Pulte, who builds in SCM, advised they did not want a public display of force but rather this security effort should be conducted in a more subtle and subdued manner; thus, again putting the residents, who purchased property in SCM and built homes in the range of $200,000 to $450,000, which totally and solely benefits Pulte, in a possible position of risk for their own safety to provide the above requested security.
My advice, then, was to have the Pulte Executive Officers, staff and personnel personally come to SMC and provide the security, themselves, in the manner they felt was necessary.
Pulte’s interest in this matter was surely not for the concern or safety of its many residents of SCM, but more concerned for their own financial wellbeing and wealth in which they demonstrated how not to assist and how not to be responsible and caring to the residents of SCM. I am sure they could have tapped into some of their Corporate funds’ reserves to aid in this endeavor, namely, paying for a professional security force, since our various SCM HOA funds, which are provided by the residents of SCM, are never meant to be earmarked for such matters. Sad!

It is pulte corprate to provide this service, not the residents.
NOW WE HAVE TO WATCH PULTE ,SHIPPERT TO MAKE SURE THAT THEY DO NOT TRY TO CHARGE THE HOA AND RESIDENTS FOR SOMETHING THAT PULTE DEVELOPMENT AND CORPRATE SHOULD BE PAYING FOR.
AND WATCH THE HOA BOARD TRY TO STICK THE RESIDENTS WITH THIS COST.
AND OF COURSE THE HOA RESIDENT REPRESENTATIVE , DONNA EADS WHO GOES ALONG WITH ANYTHING PULTE TELLS HER TO VOTE FOR, will go along with SHIPPERT, PULTE to screw the residents.
DONNA EADS HAS ALWAYS GONE ALONG WITH ANYTHING THAT PULTE TELLS HOW TO VOTE ON ,and has NEVER voted against or voiced oppesition to anything detrimental to the residents.
SHE IS THE ONE WHO RALLIED FOR THE 10 yr painting of the houses.
NO OTHER SUN CITY HAS THIS RULE,AND WE ARE ALL ADULTS WHO KNOW WHEN TO PAINT OUR HOUSE-but no-EADS WANTS TO CALIFORNIA MICROMANAGE AND SCREWED THE RESIDENTS IN THE PROCESS.
AND PULTE MANAGEMENT SHOULD BE ASHAMED OF THEMSELVES FOR WHAT DAVE DESCRIBED WHAT THEY TRIED TO PULL WITH THIS STUNT!
Of course some of it may be there SUBCONTRACTOR COMPANY HEADED BY PHIL CRAPO , Whom started this fiasco and possibly putting the residents at risk for doing something PULTE CORPRATE SHOULD HAVE BEEN ON.
BUT AS USUAL , CRAPO, SHIPPERT, AND PULTE CORPRATE CARE LITTLE FOR THERE RESIDENTS ONCE THEY GET YOUR MONEY AFTER YOU BUILD WITH THEM.
The house will be tied up and empty for a long time, AND I AM HEREBY WARNING ALL RESIDENTS IN SUN CITY TO BE ON THE LOOKOUT AND BE ON GUARD THAT YOUR HOA BOARD AND PULTE DEVELOPMENT HEADED BY SHIPPERT,
DO NOT MAKE YOU PAY FOR THE CONTINUING SECURITY COSTS AT THIS HOUSE.
AND OF COURSE DONNA EADS WILL GO ALONG WITH PULTE AND SHIPPERT AND VOTE TO STICK IT WITH THE RESIDENTS.
Thanks Dave for hitting the nail on the head. Wish you were our HOA rep rather than the rubber stamp HOA rep we have now. Donna is not an honest person.
Just another thought about Sun City and Phil Crapo and Donna Eads is that for quite some time many residents have been fuming about the way they run the community center. Case in point, many active residents would like to see sports, health,travel or golf on the community TV but Crapo only allows Foxnews on the TV . If a resident puts something else on, it will be changed back to fox by management. Donna Eads refuses to stand up for folks who want “active adult” TV for sports minded people. Now Conestoga golf course is up for sale. Sun City is a mess. A new general manager would be a good idea.
WOW- glad to see i am not the pnly resident up here in scm to see that donna eads is just a pulte rubber stamp and not honest.
The last draw was her paint in 10 yrs fiasco, which no other sun city community in the united states has.
And thanks Dave, for showing yet,another blunder on shippert, and pulte’s part.
Tony is right that we will have to make sure that the hoa does not pay anything toward the house in prominence , as that will be vacant for a long time.
And crapo should be fired. Our outdoor swimming pool was open a lot longer than it was now , when i first moved here.
The rec center is filthy and getting filthier.
Crao is dishonest and blows you off whenever you go to talk to him about anything.

There are more fees we have to pay now ,thanks to her as in the $25 arc committe fee, the $5 to 7 thousand dollars to repaint your house every 10 years , and sometimes it is not even needed.

I have lived in 2 other Sun city communities and this is by far the worst hoa board i have ever experianced.
Remember ,crapo and the staff are not your friends up there. They are not even pulte employees- THEY ARE SUB-CONTRACTED BY PULTE and do only what the sub-contractor boss, crapo tell them to do.
Like he told Dave and the residents to go do guard duty at the shooters house when
Pulte Corprate and shippert should be paying and doing that.
All good points by Dave and everyone who has responded to Dave’s original article. We have lived in SCM for over 3 years now and are getting fed up with the HOA here. We pay our HOA dues, try to help the community with projects and promoting SCM, keep our yard to the standard and do everything “By the Book”. Well the HOA seems to toss the book out when it comes to some people. When we originally moved in to Hickory Wind, we were told we needed to have our backyard landscape complete or at least have submitted plans for it within 90 days and be completed right after that. We put the wheels in motion right away and quickly got our rear yard landscaped. Now when it came to 2 other residents (1 full time, and 1 part time.. which really shouldn’t matter) they seemed to turn a blind eye and ignore them, taking at least 1 1/2 years to even get started on their yards! Now that was frustrating. But as we live here longer we see the HOA pick and choose exactly what “they” feel like addressing. We currently have a neighbor who has lived in their house for the same period as us, 3+ years. They have not so much as trimmed a bush, plant, palm or tree. The yard is over-grown terribly as you can imagine. They also have had a water leak in their drip system for over 6 months. They have been gone for over 6 months now and have no landscaping company come over to at least trim, weed or clean up or make sure the drip system is in good working order. Their trees and plants are over-grown into our yard and makes a mess. This place looks abandoned. We have called or have done a face to face with the person the HOA assigned who is supposed to address these complaints and resolve them. We have had NO follow up call from the HOA, absolutely no feedback on what is going on or progress. So now our yard is getting the seeds from their weeds and NOTHING is being done by the HOA as far as we can see or heard. We just get things like, “we will call you this afternoon” or “we are looking into it”. NO RESPONSE at ALL. So glad we pay close to 2 Grand a year for HOA’s!!! I am about ready to quit paying them… Then to tell everyone they MUST paint their house every ten years whether it needs it or not??? I already have to paint (remember just over 3 years) because of the inferior paint or application on our house. It was so thin I am surprised it didn’t run off the house when applied. I have called around inquiring at other Sun Citys asking about their policies. Most others allow you to bring alcohol or at least wine to functions, pools are open until 10pm on weekends, free exercise classes, etc. We are wasting our money with this HOA and its members. Don’t even get me started on over-loaded facilities.
So Dave you are not alone in this battle with the HOA here.

Looks like our boy is using pulte math, trying to change the volume of a water share that has been a long established amount and swing some kind of subsidy for the sale of conestoga golf course.
Luck Barbera smelled what the shippert and pulte were cooking.
Pulte does not care who they screw with or try to insult there intelligence-
And yes ditto on the overcrowded rec center and the lie that Pulte will be building a second one anytime soon-a date and timeline that keep going out and probably will never be built.
And not to mention the gates in branding iron we are paying extra for and are down and not functioning at leadt 50% of the time. And crapo’s response-“the parts are on order”.
He sends the maintance guy Mike, to go up and look at them , but he never repairs and then wait 2-4 days for a company to repair. And that goes for the small walk thru gates too.
We branding iron residence should demand a credit or refund on what we are paying for these gates, every time they go down.
AND WHO THE HELL OK’d THE $7000.00 for rhe XMAS DECORATIONS ON THE FRONT ENTRANCE ARCH BY THE WATERFALL, THAT IS BEING PAID BY THE HOA-US?
WHEN WAS THIS APPROVED?
LET ME GUESS -DONNA “jerry brown” EADS?
PULTE DEVELOPMENT SHOULD BE PAYING FOR THAT-NOT THE HOA.
THIS SUN CITY MESQUITE BOARD IS GETTING MORE BLATANT AND WORSE ALLTHE TIME.
THEY SHOULD BE INVESTIGATED!
And a word of advise-if you see something broken or dirty at rec center or any of the facilities here in SCM- TAKE PICTURES AND SEND THEM TO PULTE CORPRATE DIRECTLY.
YOU WILL GET MORE ACTION DOING THIS AS CRAPO WILL JUST BLOW YOU OFF AND TO GET QUICK ACTION ON ITEMS IT MUST BE SENT TO PULTE CORPRATE.
As one of the original first 100 homeowners at SCM we’ve always been treated with professionalism and courtesy by the staff at SCM. We contracted with Pulte in 2007 and two months after we signed the contract, Pulte called us sharing the local market had dropped and that Pulte would be lowering prices to stay competitive. Pulte then lowered our contract by $30,000.00! We were greatly impressed that a company would do what was right taking care of their customers even after our contract was signed!
We appreciate the staff at SCM and all the wonderful opportunities they provide for us to enjoy our retirement!

DID NOT SUBCONTRACT IT TO A SUB- CONTRACTING COMPANY AS IT IS NOW.
CRAPO AND ALL EMPLOYEES ARE ALL SUB-CONTRACTED BY PULTE- NOT PULTE EMPLOYEES.
And actually Jeff , your referance to what happened to you and your sale would be related to the Pulte sales division , a completely different entity than Pulte hoa or rec center staff.
Hey, $30,000 was a drop in the bucket to what you paid for the outlandish lot premiums they charge ,
And if you read your contract , you could have gotten out of that contract two months out-there is a clause in there contract with a timeline to get out of it , and especially if tied to a home sale contingency.
